Port St. Lucie sits on the Treasure Coast — about 113 miles north of Miami and 125 miles southeast of Orlando. It's the sixth-largest city in Florida, with a metro population of around 500,000, and it's grown faster than nearly every comparable city in the country.
For out-of-state movers, the appeal is simple: Miami's weather and water access without Miami's price tag or congestion. Housing here runs 20–40% below Miami and West Palm Beach. Florida has no state income tax. The beaches at Hutchinson Island are 15 minutes from most homes. And new construction is everywhere — much of the city was built in the last 20 years, and brand-new master-planned communities are still going up.
It's a young, expanding city built around planned neighborhoods, golf, water access, and Mets spring training. If you want Florida sunshine, modern homes, and a community that still feels like it's on the way up, PSL is one of the best deals on the East Coast.
Port St. Lucie covers about 120 square miles — bigger than San Francisco. Locally, the city is loosely organized into four major sections, each with its own personality, price points, and amenities.
The newest part of the city, west of I-95. Master-planned, walkable town center, modern medical campus (Cleveland Clinic Tradition / HCA), and most of the city's brand-new construction. Tradition alone has room for 18,000+ homes and houses Tradition Square, a 1950s-style downtown with restaurants, festivals, and the weekly farmers' market.
The original master-planned community, and home to Clover Park (Mets spring training) and PGA Village (54 holes of championship golf). Mature landscaping, big-box shopping, easy I-95 access. A go-to for buyers who want established neighborhoods with full amenities.
Larger lots, fewer HOAs, more elbow room. North PSL appeals to buyers with boats, RVs, or work trucks who don't want gated-community restrictions. Many homes sit on quarter-acre+ lots tucked between preserved natural areas. Often the best value per square foot.
The original side of the city along U.S. 1 and the North Fork of the St. Lucie River. Closer to the beach, more waterfront and canal-front homes, and the lowest median price points in PSL. Sandpiper Bay, Southbend, and the Walton Road corridor live here.

Gated, master-planned, and the only community with PGA Golf Club access via golf cart. Home to South Florida's largest private pickleball center (27 courts), plus Cresswind 55+ active adult section.
One of PSL's most exclusive country club communities. Two championship golf courses, private clubhouse, on-site spa, and tennis. Larger lots, custom estates, and former host of the Ginn sur Mer Classic PGA Tour event.
Gated community with resort-style pool, fitness center, tennis, and basketball courts. A popular entry point for buyers who want amenity-rich gated living at a more accessible price than Tradition or PGA Village.
Not a single community — rather, a section of the city dominated by larger lots, "spot lot" new construction, and many properties with no HOA. Best fit for buyers who want boats, RVs, or work trucks at home.
